Choosing the right real estate agent can make a difference of up to thousands of dollars at the end of the sale process. Your agent should be someone who knows the current state of the local real estate market, the trends, the legal requirements and the ins and out of negotiation.

1. What is your selling strategy?
A great agent will have a different selling strategy for every property, as well as for every stage in the property cycle. It will be based on years of experience and knowledge of the wider real estate industry. For example, I would say that at this point in time, auction is not necessarily the best way to go – however my final determination will be based on my assessment of your home and the current market demand.
When you ask an agent about their selling strategy, their response should be confident, it should make sense and it should be backed up by facts and statistics. He or she should take variables into account and be able to give examples of how those variables will impact the selling strategy for your property.
2. What has been happening lately in the market?
The best real estate agents are constantly in “research mode’, with their finger on the pulse of what is occurring right now – not two months ago. They will also be in tune with current buyer demand, not just recent sale prices. As demand changes, so can the amount your Northern Beaches property will sell for.
For example, right now in Avalon and surrounding suburbs, the market has cooled slightly on properties that don’t “tick all the boxes”. You want an agent who can see beyond the average selling price in Avalon and ask you questions to determine whether current market stats would even apply to your property.
3. Can I speak to one of your recent clients?
A good real estate agent shouldn’t be afraid of this question! They know their previous clients will tell you all their needs were taken care of and that their agent made the selling process a smooth one.
Your prospective agent will be able to put you in touch with someone who has sold a similar Northern Beaches property and will be happy to share the details of their experience.
4. What am I getting for my money?
As business people, real estate agents should be expecting this question. Agents charge different commission rates, and you are absolutely entitled to know whether you are getting value for your money.
It’s true that not all real estate agents are made equally. Some who charge rock-bottom commission will rush a sale. They won’t take the time to unearth enough buyers to create competition and maximise the final sale price. The result is less dollars in your pocket.
